Exterior Paint That Actually Holds Up to Hilton Head Humidity

Salt air, afternoon thunderstorms, 90% summer humidity — the paint choices that survive the Lowcountry.

Hilton Head, Bluffton, and the rest of the Lowcountry are a brutal climate for exterior paint. Eight months of high humidity, salt air rolling in from Calibogue Sound, UV that doesn't quit, and afternoon thunderstorms that can drop an inch of rain in twenty minutes. A paint job that would go ten years in Greenville might crack and peel in four down here. After fifteen years painting coastal homes, we've narrowed our go-to exterior products to a short list: 100% acrylic resins with mildewcide built in, a specific elastomeric for stucco and EIFS, and an alkyd-modified hybrid for trim and doors that actually stays put in direct sun. Here's the full breakdown — which products we use on which substrates, what we avoid (and why), and the prep steps that matter more than the paint itself for lasting finish performance on the coast.

Why coastal paint fails early

Three things kill an exterior finish down here, and they usually gang up. The first is moisture moving through the wall. When humidity sits at 80 to 90% for months, siding and stucco never fully dry out, and trapped vapor pushes paint off from behind as blisters and peeling sheets. The second is mildew. Warm, damp, shaded walls are a perfect host, and once spores get a foothold they feed on the binder in cheaper coatings and leave that gray-green staining you see all over older Lowcountry homes. The third is UV. Sun this far south fades color and breaks down resin faster than most homeowners expect, especially on south- and west-facing walls.

The fix is not one magic product. It is matching the right coating to each surface, because the siding, the stucco, and the trim on the same house are fighting different versions of the same battle.

What we use on each surface

For lap siding, fiber cement, and most wood, we stay with a 100% acrylic exterior paint with mildewcide already in the can. Acrylic stays flexible as the substrate swells and shrinks through the seasons, and it breathes enough to let some vapor escape instead of trapping it. The built-in mildewcide buys you real time before the shaded north wall starts to spot.

Stucco and EIFS are their own animal. Those surfaces crack with the house, and a rigid coating cracks right along with them. On stucco and synthetic stucco we lean toward an elastomeric, which goes on thick and bridges hairline cracks so wind-driven rain stays out of the wall. It is the right call on a lot of coastal stucco, though not every wall needs it, so we make that judgment surface by surface.

Trim, doors, and railings take the most direct sun and the most hands, so they need a harder, tougher film. We use an alkyd-modified or urethane-modified hybrid there. It levels out smooth like an old oil paint and holds a crisp edge in the heat instead of going soft and sticky on a 95-degree afternoon.

What we stay away from on the coast

Some products that are fine in a drier climate just do not belong on a Lowcountry exterior. A few we steer clients away from:

  • Builder-grade flat with no mildewcide. It looks fine for a season, then the shaded walls turn gray and you are repainting in three to four years.
  • Straight oil-based paint on broad siding. It gets brittle in this sun and UV, then cracks and chalks instead of flexing with the house.
  • Heavy elastomeric over wood lap siding. It traps moisture against the wood and you end up with rot under a coating that still looks intact from the street.
  • Anything applied to a damp wall. The product almost does not matter if the surface was not dry when it went on.

Prep matters more than the paint

Honest truth: the prep decides how long the job lasts more than the label on the bucket. The best paint on the market over bad prep will still fail in a year or two. On a coastal exterior, the steps that actually move the needle are a thorough wash to pull off salt residue, dirt, and existing mildew, then letting the surface dry fully before a brush touches it. After that comes scraping and sanding every loose or failing edge back to something sound, spot-priming bare wood and stains, and re-caulking the joints around trim, windows, and doors where water sneaks in. Skip the caulking and the prettiest paint job in Bluffton still lets moisture behind the wall.

We also watch the weather window. Paint needs dry surfaces and a stretch without an afternoon thunderstorm to cure, which is exactly why we plan coastal jobs around the forecast instead of forcing them.

What the right system actually costs

A premium acrylic or elastomeric system costs more per gallon than builder-grade, and good prep takes more labor. But spread over how long the finish lasts, the better system is usually cheaper per year because you are not back on a ladder in four years redoing it. Where a job lands depends on the size of the home, the condition of the existing paint, the substrate, and how much prep the walls need, so we will not quote you a number sight unseen. We will give you a firm written number at the free on-site estimate, and you will see exactly which products and how many coats are going on each surface.
