Every week we get calls asking for "an epoxy garage floor." Half the time, the customer actually wants polyaspartic and doesn't know it. The names sound similar, the look is similar, and the showroom brochures blur the distinction. But in the field they're completely different products with completely different ideal applications. Here's the actual breakdown — what each one is, what it costs in our market in 2026, how it performs in SC humidity, and what five years of Lowcountry summers does to each.
What each coating actually is
Epoxy is a two-part resin system that cures via chemical reaction at ambient temperatures, typically over 12–72 hours. It's been the standard garage-floor coating since the 1980s. Rigid, hard, abrasion-resistant, but UV-unstable (ambers under sun exposure) and slow to cure.
Polyaspartic is a two-part polyurea-based coating developed in the 1990s for bridge decking and industrial concrete. It cures in 30–90 minutes, is UV-stable, more flexible than epoxy (resists hot-tire pickup), and bonds over a wider moisture range.
2026 cost per sq ft, side-by-side
- Epoxy (single-color, no flakes): $3.50–$5.50 / sq ft installed
- Epoxy with decorative flakes: $5.00–$7.50 / sq ft
- Polyaspartic (single-color): $5.50–$8.00 / sq ft
- Polyaspartic with flakes + clear top coat: $7.50–$11.00 / sq ft
Polyaspartic runs 30–50% more than epoxy. The value question is whether the performance delta justifies the premium — in SC, usually yes.
Cure time and why it matters in SC
SC humidity extends epoxy cure times by 30–60%. What the epoxy manufacturer lists as "24-hour recoat" becomes 36–48 hours in July Bluffton. Polyaspartic is unaffected — it cures by reaction with moisture, so humid air accelerates rather than retards it. Practical impact: an epoxy install is a 3-day job (prep day, base coat day, top coat day); a polyaspartic install is a 1-day job.
UV stability and yellowing
Epoxy ambers noticeably under UV exposure — a white-and-gray-flake epoxy installed in 2020 is a cream-and-gray-flake floor by 2025. Polyaspartic is formulated to be UV-stable; it stays the color it was installed as. This matters more for garages with south-facing doors that let sun in all afternoon, and less for fully-enclosed spaces.
Hot tire, chemical, and impact resistance
Hot-tire pickup — the classic failure mode where rubber tire plasticizer pulls up the coating after hot drives — is the single biggest delta. Epoxy fails here first. Polyaspartic is specifically formulated to resist it. Chemical resistance is roughly equivalent between the two. Impact: polyaspartic is slightly more flexible and handles dropped tools better; epoxy is slightly harder and resists abrasion marginally better.
Humidity and moisture tolerance
Concrete always emits moisture vapor. SC garages emit more than most. Epoxy requires moisture testing and sometimes a moisture-barrier primer; applied over wet concrete, it blisters. Polyaspartic's wider tolerance window is a real advantage in slab-on-grade SC homes, especially those on low-lying lots.
The 5-year look: honest assessment
After five years in a typical 2-car Lowcountry garage:
- Mid-grade epoxy: Visible ambering especially near doors; hot-tire marks on driver's side; scuffing in walking paths.
- Premium polyaspartic: Largely indistinguishable from day-one install except for dust and scratches that wipe off.
For a daily-use garage in SC, polyaspartic is almost always the right call once you've looked at the 5-year picture. For a rarely-used auxiliary garage or a budget-constrained job, epoxy is still defensible.
Questions we get about this
Can polyaspartic go over existing epoxy?
Yes, with proper prep (diamond grinding, etch, prime). Converting an existing epoxy floor to polyaspartic is a common project.
How long before I can park on a new polyaspartic floor?
Foot traffic in 4–6 hours, light vehicle traffic at 24 hours, full heavy use at 72 hours.
What about full flake vs partial flake?
Full broadcast flake hides imperfections better, is more slip-resistant, and runs 10–20% more than partial. Partial is more contemporary, shows more of the base color, and is easier to clean.
