The 7 Signs Your Home's Exterior Needs a Repaint This Year

Chalking, fading, caulk failure, exposed wood, and 3 other early warnings. How to triage before next summer.

Why the Lowcountry Is Rough on Paint

Coastal South Carolina is one of the hardest climates a paint job will ever face. Salt air, high humidity, brutal UV from spring through fall, and storm-driven rain all work on your siding at the same time. Out here in Hilton Head, Bluffton, Beaufort, and Okatie, an exterior that might last a decade inland often starts showing its age noticeably sooner. That doesn't mean you repaint constantly — it means you read the warning signs early, before a cosmetic issue turns into a wood-rot problem that costs real money to fix.

The good news: exteriors almost always tell you they're tired before they fail. Walk your house slowly on a dry, bright day and look closely. Here are the seven signs we check for every time we do an estimate, and what each one is actually telling you.

The Seven Warning Signs to Look For

These are the early warnings, roughly in the order they tend to show up. Catch the first few and you're doing maintenance. Wait until the last couple and you're often into repairs.

  • Chalking. Rub a dark cloth or your hand across the siding. If it comes away with a powdery film, the binder in the old paint has broken down under UV. A little chalk is normal aging; heavy chalk means the coating has stopped protecting the surface.
  • Fading and color loss. Compare a sun-blasted wall to a shaded or north-facing one. Big difference means the pigment is spent. Once the color goes flat, the film usually isn't far behind.
  • Caulk failure. Look at the seams around windows, doors, and trim joints. Cracked, shrunken, or pulled-away caulk is an open door for water. This is one of the most common things we find, and one of the most important to stay ahead of.
  • Cracking, flaking, and peeling. Paint that's lifting, alligatoring, or flaking off in sheets has lost its grip. Water gets behind it, and the problem spreads outward from there.
  • Exposed or soft wood. Any bare wood — on trim, fascia, soffits, or siding — is unprotected and absorbing moisture every time it rains. If you can press a screwdriver into it and it feels spongy, you may already have rot starting.
  • Mildew, mold, and dark streaks. Our humidity makes this routine, especially on shaded north and east walls. Some of it washes off; staining that keeps coming back is a sign the surface needs proper cleaning and a fresh, mildew-resistant coating.
  • Gaps and movement at trim and siding. Boards that have shifted, nail pops, or widening gaps let water and pests in behind the paint. Left alone, these quietly do the most expensive damage of anything on this list.

How to Triage What You Find

Not every sign means "repaint the whole house this month." Here's how we think about urgency when we walk a property.

  • Handle now: exposed or soft wood, failed caulk around openings, and active peeling. These are all letting water in, and water damage compounds fast in our climate.
  • Plan for this season: widespread chalking, heavy fading, and recurring mildew. The house is still protected for the moment, but the clock is running.
  • Keep an eye on it: minor fading on one wall or light surface dirt. Often a wash and a touch-up buys you another season before a full repaint makes sense.

If you're seeing two or three of these signs across multiple walls, that's usually the point where a full exterior repaint is the smarter spend than chasing spot repairs that keep reappearing.

What a Lowcountry Repaint Typically Costs

Exterior repaint pricing depends on the size of the home, the siding material, how much prep and carpentry the surface needs, and the number of stories. In the South Carolina Lowcountry, a straightforward single-story home generally lands in a lower range, while a larger two-story house with significant prep, wood repair, or hard-to-reach areas runs higher. Heavy prep — scraping, sanding, wood replacement, extensive caulking — is usually what moves a number, not the paint itself. We don't quote a flat rate sight unseen, because two houses the same square footage can be very different jobs. We'll give you a firm written number at the free on-site estimate once we've actually looked at the surface.

Questions to Ask Any Painter

Whoever you hire — us or anyone else — a good exterior job is mostly about prep and protection, not just the finish coat. Before you sign anything, ask:

  • Is the company licensed for this work in South Carolina, and can they show current liability insurance and workers' comp? You're entitled to ask any contractor to confirm this in writing.
  • What prep is included — pressure washing, scraping, sanding, priming bare wood, and caulking — and is it itemized in the quote?
  • What products are they using, and what does the manufacturer's warranty on that product line cover?
  • What workmanship warranty do they put in writing, and what voids it?
  • Will they put the full scope, surfaces, and number of coats in the written estimate so there are no surprises later?

A painter who answers those clearly and gives you everything in writing is one worth trusting with your home.
